It typically takes 6-8 months to build your home once we have begun construction. However, it takes some additional time to do all of your initial paperwork and select your colors & options before we begin construction. As a result, we recommend that you plan on at least 8-10 months before expecting to move in.
Our commission rates vary depending on the type and value of the property, but we always strive to offer competitive rates. We also pay commission on our properties as well so we welcome Realtors.
Our virtual tours are 3D tours and are available in the menu at the top of our site in our 3D Virtual Tours tab.

The first step is getting pre-qualified from a lender that understands the process of construction loans and offer a variety of packages tailored to your financial background. If you don't have a lender, we have several preferred lenders that we can recommend.
We have lenders that we work with that we can recommend for both traditional mortgages and construction loans.
Clients will be given access to our real-time scheduling software called Buildertrend. This will allow clients to see exactly where the build timeline is in real time as it's updated.
We are happy to provide a material spec sheet which includes both our material and labor costs as well our profit line.
Most pricing will be known before construction begins as we will verify and confirm material and labor costs from our vendors and contractors. If a client decides they want to upgrade a scope after construction begins, we would simply ask that the client pay for the additional cost over and above the original estimate. We do not attach an additional charge for upgrading.
Sometimes there will be additional costs during construction, for example if material costs suddenly increase due to an unforeseen shortage or excavation and grading as an example. In this case, the client would be responsible for that increase. Conversely, if a cost we estimated comes in lower than expected, the buyer can choose to either have that taken off the total amount or reallocate it to another scope like an upgrade.
Wettermann Homes will receive multiple draws from the lender over the course of construction for worked completed. Financing options will be determined by the client's lender of choice.
At Wettermann Homes, we like to offer as much customization as possible within the structure. While we allow minor changes the interior floor plan, features and finishes will allow for complete personalization from the client. We will set up an appointment with you to visit one of our trade partners who has a complete design showroom where you will be able to select your flooring, cabinets, counters, and tiling. Any potential structural changes will be reviewed on a case by case basis.
Wettermann Homes has an extensive list of suppliers and trade partners for materials and labor. Typically, we don't have clients source their own contractors as they will need to be vetted for insurance, liability, and quality of service.
We have experience for special requests ADA features like no-step entry, grab bars, raised toilets, adjustable showerheads, and chair lift for bathtub entry just to name a few.
Many design elements can be added on depending on cost and scope of the request.
We will be your primary contact throughout the process. We typically communicate bi-weekly or as often as necessary which may vary based on the phase of construction. Clients will always have up to date access to our Buildertrend software which shows which phase of construction we're in.
Most questions are answered and handled before construction even begins. This is part of the level of service that we offer. However, questions and concerns may come up during the build and we're here to answer those promptly.
Yes, we will coordinate with you to arrange on-site visits throughout construction. However, we can't allow unaccompanied visits during construction as this can be a safety hazard and a liability.
We will handle all permits and approvals. You will not have to take on any part of this process as this is what is included in the cost of building.
We offer energy star appliances, low-E energy star windows and upgraded insulation to provide R-value. We have worked and continue to work to find and incorporate the best and most efficient energy saving features in each home.

Unexpected circumstances can happen a jobsite and within reason we will do everything in our power to handle them in house, however, if a shortage or unforeseen circumstance does arise, we have factored in a contingency budget for these very situations.
Sometimes during the course of construction, a correction or better idea for your home may arise. In that case, we would confer with our trade partners to determine the cost and offer a change order to complete a change outside the scope of contracted work.
As part of every contract and construction estimate to build, we have estimated budget for several of the scopes of construction like flooring, bath tile, countertops and cabinets so each client will set up an appointment to meet with our trade partner to pick out each finish. Any surplus budget can be re-directed to another scope or can come off the final loan balance. If there is a budget overage, we only ask the clients pay for the difference in cost.
Please see video tours we have on our home page. Under the Floor Plan tab, you'll be able to see pictures of homes that we have completed. We don't currently have any model homes for tour but have 3D virtual tours available.
